1. Are you licensed, bonded, and insured?
The desired answer is yes, and even better if they furnish documentation as proof. Fly-by-night contractors won’t be able to show you any of these credentials as they are not properly authorized to perform construction work. Protect your property and your finances by double-checking through online database if the contractor seems suspicious in terms of credentials.
2. Do you offer free quotes and inspection?
Most contractors offer free quotes, inspection, and professional advice. Gather at least three quotes from different contractors and choose the one that can best address your concern in terms of work coverage and cost. 3. What does the work exactly entail?
You may learn about the work needed in the written quotation, but make sure it is listed in detail on the contract. There should be no omitted details, as these could mean hidden costs. They should be able to describe how they are going to execute the work, how they will start and how they will leave your place. Also, a general contractor should still be able to send people with specialized skills if the work requires a certain method, such as installing a metal roof.
4. What brand/s are you partnered with?
The contractor should be able to disclose this from the start. In fact, most contractors indicate their list of partners and suppliers on their website. 5. Do you have warranties?
Workmanship and product warranties are important for every transaction with a contractor. Workmanship warranty is covered by the roofing contractor and should last at least two years. For the product warranty, it will depend on the manufacturer. Make sure you have both warranties from your contractor. Warranty is a litmus test of a good contractor; the longer their warranty, the better they are.
6. How do you accept payment?
Mode of payment should be included in the written contract. Some contractors require down payment before any work can begin. Others simply go ahead with the work without any fee and expect the payment once the job is complete.
